How asbestos lab analysis works: PLM, point counting and what your percentage means

From your ceiling to the microscope

A bulk sample arrives at the laboratory sealed and labelled, accompanied by chain of custody paperwork. It is logged in, assigned a laboratory identifier, and prepared for analysis.

Preparation involves examining the sample under a stereo microscope, separating distinct layers — because a piece of flooring may be tile plus adhesive plus backing — and preparing each layer for optical analysis.

This layer separation matters more than people realize. A sample that looks like one material is frequently three, and each can have a different result.

What Polarized Light Microscopy actually sees

PLM uses polarized light to reveal optical properties that are characteristic of specific mineral fibers. The analyst observes morphology, colour, pleochroism, birefringence, extinction angle and sign of elongation.

Dispersion staining adds a refractive index comparison: the fiber is mounted in a liquid of known refractive index, and the colours that appear at the fiber edges identify the mineral.

Together these properties distinguish chrysotile from amosite from crocidolite, and distinguish all of them from cellulose, fiberglass and mineral wool — the non-asbestos fibers that look similar to an untrained eye.

The six regulated asbestos minerals

Asbestos is not one substance. Six regulated fibrous minerals fall under the term, and the type identified in your report has real implications for hazard and handling.

  • Chrysotile — serpentine group, curly fibers, by far the most common in US building materials
  • Amosite — amphibole, brown, common in thermal insulation and cement board
  • Crocidolite — amphibole, blue, considered particularly hazardous
  • Tremolite — amphibole, often a contaminant in other minerals such as vermiculite
  • Anthophyllite — amphibole, less common in commercial products
  • Actinolite — amphibole, rare in building materials

The one percent threshold and why it matters

A material is regulated as asbestos-containing when it contains more than one percent asbestos by area as determined by PLM. Below that, the material is not classified as asbestos-containing for most regulatory purposes.

This is a regulatory line, not a biological one. There is no established safe exposure level for asbestos fibers, and a sub-threshold result does not mean the material is fiber-free. It means the material is handled under different rules.

Where a visual estimate lands close to one percent, the honest answer is that visual area estimation is imprecise. That is what point counting is for.

Point counting, explained

Point counting is a statistical quantification method. The analyst overlays a grid, examines a defined number of points across the prepared sample, and records what mineral sits under each point.

Counting four hundred points gives a far more defensible percentage than a visual estimate, which is why regulators and abatement contractors ask for it when a result reads 'less than one percent' or hovers around the line.

If your report says trace or less than one percent and a decision depends on that number, ask about point counting before proceeding.

When TEM is used instead

Transmission Electron Microscopy resolves fibers far too small for optical microscopy. It is the method of choice for air clearance sampling after abatement, and for materials where fibers may be too fine for PLM to resolve reliably — some floor tiles and certain thin coatings.

TEM is more expensive and slower, and it is not the default for routine bulk building materials. Most homeowners and contractors never need it.

Reading your report

Work down the report material by material. For each one you should be able to answer three questions: what material was sampled, what was detected, and at what percentage.

'None Detected' means no asbestos was identified in that layer by that method. A percentage figure means asbestos was identified and quantified. A layered result means the components were separated and reported individually — pay attention, because tile can be negative while its mastic is positive.

How lab analysis works: common questions

What does 'none detected' mean exactly?

No asbestos was identified in that layer using the stated method and detection limits. It applies to the material sampled, not to the whole building.

My result says less than 1% — is that safe?

It is below the regulatory threshold for asbestos-containing material, but it is not the same as zero. If a decision hinges on it, request point counting for a defensible number.

Why does my report list three results for one sample?

Because the sample had three layers — for example tile, adhesive and backing. Each layer is analyzed and reported separately.

Do I need TEM analysis?

Rarely for bulk building materials. TEM is used mainly for post-abatement air clearance and for very fine materials PLM cannot resolve reliably.
